Im a senior / vulnerable person. How can I ensure I dont get conned by unscrupulous roofers?

These people are dispicable but unfortunately there are many like this about. Here are the warning signs.

  • They show up uninvited: A contractor claims they were "working in the area" and noticed your roof needs immediate repairs.

  • They push for immediate, high-pressure decisions: Scammers use fear tactics, claiming your roof will collapse or cause severe, urgent damage.

  • They demand large up-front cash payments: Legitimate companies rarely ask for large deposits; they usually request payment upon completion or via a staged payment schedule.

  • They offer "too good to be true" prices: A quote far lower than others is a common ploy to get their foot in the door, only to inflate costs later.

  • They have no online presence or physical address: Be wary of roofers with no website, only a mobile number, or those who cannot provide a traceable business address.

Always show the quotes to a family member and/or friend before the works start. Reputable roofing companies will not pressure you into having the work done straight away and by law there is a 14 day cooling off period. A good company will have no problem re attending and going through the quote with a family member/ friend and providing photographs of the works required for peace of mind.

Here at Monster Roofing & Building Maintenance we are also enhanced DBS checked and can provide the certificate by request when surveying the works.

Will I need a scaffold?

The need for a scaffold will depend on the scope of works and how long the works will require. Scaffolds are required for safe access to the roof as it's also important that the roofers, customers and pedestrians are safe.

Remember as the customer is classed as principal contractor in law it is possible for the customer to be prosecuted as well as the roofing contractor if an accident takes place where scaffold should have been erected and wasn't.

Do I need to provide anything?

We generally bring everything we need to complete the job. On occasions we may ask for a water outlet and electricy supply but this is rare. If anything is required it will be discussed with you before the works commence.

How much will a new roof cost?

There are many things that determine the cost of a new roof namely size, materials used, complexity, location, products, fittings etc. It is important that when you obtain quotes that they are like for like quotes so they can be considered equally. There are unscrupulous roofers who will leave certain items off the quote to make their quote sound cheaper or wont have the knowledge and experiance to know what should be quoted to complete the works as it should be done properly.

If my roof is leaking do I have to have it all replaced?

Just because your roof has a leak, does not mean it needs to be completely replaced. A roof leak usually stems from a loose, or broken roof tile. However, a complete roof system failure, or a generally unsafe roof, will need to be replaced.

Do I need to notify building regulation?

We recommend you as the homeowner contact building control if 25% or more of your roof is being replaced.

My flat roof has ponding water is this ok?

In most cases ponding water on a flat roof is ok. This can be solved by creating a new sloped decking so the rain water will fall into the gutter quicker and easier.

My roof has moss on it is this a problem?

In most cases moss on a roof will not cause any issues and will not harm your roof. Pressure washing can harm your roof so we would recommend if removing moss to do it by the scraping method.

Does my roof need maintenance

Absolutely, if you regulary have your roof maintained it can save you the big bills in the long run. We recommend having your roof inspected twice a year for peace of mind.

How long does a new roof last?

This depends on a number of factors but as a guide the following applies.

Tile or slate: 50 to 100 years

Asphalt shingles: 20 to 30 years

Metal: 40 to 70 years

Concrete: 30 to 60 years
